The line between a repair and an improvement matters, and the correct treatment depends on the specifics of the work. A repair may be immediately deductible depending on the circumstances, while an improvement is generally claimed gradually as capital works instead. If your property is newer or recently renovated and you have no depreciation schedule, a quantity surveyor report may uncover deductions you are currently missing, depending on the property and its history.
